Scope of Work

Turnkey covered patio construction and outdoor living addition in San Diego. Handled architectural drawings, structural engineering calculations, and City of San Diego building permits. Poured concrete footings, erected heavy-timber Douglas Fir support posts and glu-lam header beams, framed a tongue-and-groove cedar ceiling, and installed architectural shingle roofing matching the main residence.

The Problem & Local Climate Challenge

The homeowner sought to transform an exposed backyard patio into a year-round outdoor entertainment living room protected from summer sun and winter rains. The addition required structural tie-in to the existing home's two-story roofline while adhering to strict California wildfire urban interface (WUI) Class-A fire-resistance codes and local setback zoning regulations.

Technical Solution & Engineering Execution

Our general construction team managed the entire design-build process. We secured engineering stamps and city permits, anchored heavy steel post brackets into 24-inch concrete piers, and tied structural beams into the home's primary framing. We ran hidden weatherproof electrical conduits for dimmable LED recessed lighting and outdoor ceiling fans, finished the underside with select cedar tongue-and-groove, and roofed the top with matching Owens Corning shingles and custom metal flashings. The finished structure added valuable shaded living space and boosted home equity.
