Concrete Tile Roof Relayment
Scope of Work
Full tile roof relayment on a 3,400 sq ft Mediterranean residence in Aviara, Carlsbad. Carefully removed, numbered, and staged all existing concrete roof tiles. Stripped deteriorated 30-pound organic felt paper, repaired coastal dry rot on the substrate sheathing, installed two layers of premium high-temperature synthetic underlayment, new galvanized valley metal, and re-fastened tiles with corrosion-resistant screws.

The Problem & Local Climate Challenge
Concrete tiles often last 50+ years, but Southern California's intense UV radiation and seasonal temperature swings severely degrade the organic felt underlayment beneath them within 20 to 25 years. The homeowner noticed ceiling water staining following winter rains. Our drone inspection and attic crawl confirmed that while the concrete tiles were structurally sound, the underlying tar paper had become brittle, split along the valleys, and allowed rainwater to penetrate the attic space.
Technical Solution & Engineering Execution
Rather than forcing an expensive total tile replacement, our tile roofing contractor team executed a precision tile relayment. We carefully salvaged and cleaned 98% of the original concrete tiles, replaced damaged decking, and installed heavy-duty SBS-modified synthetic high-temp underlayment designed to withstand 250°F heat beneath tile systems. We installed custom 26-gauge galvanized valley flashing and bird stops, re-laid the tiles with proper headlap, and sealed ridge caps with color-matched mortar. The project restored full waterproofing integrity at 40% less cost than buying new tiles.
