Scope of Work
Complete commercial flat roof replacement on a 10,000 sq ft industrial office and warehouse facility in San Diego. Tore off failing multi-ply built-up asphalt roofing down to the steel deck, installed custom-tapered polyisocyanurate insulation for positive water runoff, and heat-welded a 60-mil white reflective TPO single-ply membrane.

The Problem & Local Climate Challenge
The facility's original built-up roofing system had multiple blistered seams, dried-out asphalt bitumen, and severe ponding water around rooftop HVAC mechanical units. Water ponding exceeded California Title 24 drainage standards, leading to recurrent interior leaks over tenant office space and high summer cooling bills due to the dark, heat-absorbing gravel roof surface.
Technical Solution & Engineering Execution
As a premier commercial roofing contractor in San Diego, we engineered a complete low-slope roofing solution. We designed a tapered polyiso insulation scheme that eliminated standing water and directed all runoff toward commercial scuppers and downspouts. We mechanically attached and robotic heat-welded a high-tensile 60-mil Energy Star rated white TPO membrane. The reflective cool roof dropped rooftop surface temperatures by over 50°F, cut building air conditioning loads, and came backed by a 20-year non-prorated commercial manufacturer warranty.
