Scope of Work

Targeted tile roof underlayment restoration and leak repair in San Diego. Detached concrete tiles across an active 400 sq ft leak zone, excised decayed organic felt paper, replaced dry-rotted CDX plywood sheathing, installed dual-layer high-temp synthetic underlayment with self-adhering valley membrane, and re-laid tiles with stainless steel fasteners.

The Problem & Local Climate Challenge

After consecutive winter atmospheric river storms, the homeowner experienced an active ceiling leak dripping directly into their primary bedroom. While the exterior concrete roof tiles appeared intact from the ground, water was running underneath displaced tiles and finding fissures in the dried-out, 30-year-old felt paper. The leak had already begun softening the structural plywood decking and attic framing.

Technical Solution & Engineering Execution

As experienced roof leak repair contractors in San Diego, we tracked the moisture path using infrared thermal imaging. We detached three courses of tile above the leak origin, removed spongy CDX sheathing, and sistered damaged rafter tails. We applied dual-layer synthetic high-temperature underlayment, reinforced with self-adhering ice-and-water shield along the eave and valley flashings. We re-laid the concrete tiles, sealed all tile penetrations, and conducted a 30-minute high-pressure water test to guarantee absolute leak-free protection.
